Challenge
The key challenge was to enhance and expand an already vibrant business destination into a fully integrated and future-ready urban hub that accommodates a growing ecosystem of enterprises in ICT, media, education, and healthcare. The development needed to preserve its reputation as a world-class business park while integrating walkability, sustainability, and livability into its evolving urban form. Balancing density with open public spaces, ensuring seamless mobility, and creating a unified urban identity were central concerns in reimagining the park’s masterplan.
Approach
DAO approached the master planning of King Hussein Business Park by building on its existing success and vision as a landmark business destination. The strategy focused on creating a human-centered urban environment that seamlessly integrates commercial office zones with hospitality, retail, and public amenities. Key spatial strategies included promoting walkability, introducing green corridors, and clustering development zones to foster collaboration and community. The new masterplan enhances connectivity within the site while ensuring strategic linkages to surrounding districts and infrastructure, including the airport and central Amman. It also introduced urban typologies that allow for flexible development, supporting both start-ups and multinational corporations within a cohesive ecosystem.
Impact
The King Hussein Business Park Masterplan repositions the site as a resilient and future-ready urban district that reflects Amman’s ambition as a regional hub for innovation and investment. DAO’s design reinforces the park’s strategic role in Jordan’s economic development while promoting an inspiring, high-quality environment where business, culture, and lifestyle converge. The outcome is a vibrant, mixed-use destination that continues to attract global talent, foster innovation, and shape the future of business in the capital city.
