Challenge

The core challenge of the Qasr Al Manhal project was to develop a future-oriented master plan that preserves the cultural and historical integrity of the iconic Al Manhal Palace while integrating it seamlessly within Abu Dhabi’s contemporary urban fabric. The site’s location at the heart of the capital, near landmarks like Al Hosn, Sheikh Zayed Mosque, and the central business district, required a sensitive design approach that respects its legacy while unlocking its full commercial, civic, and cultural potential.

Approach

DAO crafted a comprehensive urban master plan that balances heritage conservation with contemporary urban development. Emphasis was placed on preserving the identity and architectural significance of the palace and its gardens while defining clear architectural and landscape guidelines for surrounding zones. The plan introduced mixed-use districts that promote community vitality, with well-integrated public realms, cultural assets, and walkable green corridors. The zoning strategy designated areas for traditional and historical experiences, strip retail, commercial parks, residential communities, and hospitality, all unified through a robust open space network. The master plan also accounted for seamless connectivity with Abu Dhabi’s downtown and surrounding infrastructure, enhancing accessibility and visibility.

Impact

The Qasr Al Manhal project delivers a visionary urban destination that bridges Abu Dhabi’s storied past with its dynamic future. It establishes a layered experience, from cultural heritage and vibrant retail to sustainable green spaces and modern living. DAO’s master plan positions the site as a landmark of balanced development, offering a blueprint for how heritage and innovation can coexist within one of the region’s most dynamic capitals.
