Challenge:
The United Nations World Tourism Organization (UNWTO) Headquarters in Riyadh required a modern, state-of-the-art office building that embodies Salmani Architecture while reflecting Saudi Arabia’s commitment to tourism and Vision 2030. The challenge was to create a contemporary and sustainable office space that integrates seamlessly into the prestigious Diplomatic Quarter, fostering a dynamic work environment while maintaining an open and inviting relationship with the surrounding urban fabric. Additionally, the fast-track construction schedule of five months posed a significant challenge in terms of coordination, materials procurement, and execution.

Approach:
The architectural concept drew inspiration from the alleyways of old neighborhoods, where voids and pathways create visual and functional connectivity between spaces. The two-building composition is linked through a central axis, reinforcing a sense of movement and continuity. The angular façade design plays with shadows throughout the day, creating a layered interplay between light and form, while the use of Riyadh stone and glass elements establishes a dialogue between tradition and modernity.

The interior design followed the same philosophy, utilizing contrasting materials—raw and refined, light and dark—to reflect the exterior’s dynamic geometry. The circular movement within the office layout fosters a sense of openness and continuous flow, enhancing user experience. Special attention was given to natural light optimization, integrating skylights and high-performance glass technology to reduce solar heat gain while maximizing daylight penetration, ensuring energy efficiency and comfort.

On the engineering front, sustainability was a key driver. Energy-efficient glass technology was implemented to minimize cooling costs, optimize thermal performance, and provide solar protection, reinforcing a high-performance building envelope. The integration of landscape elements not only enhanced the aesthetic appeal but also contributed to thermal regulation and environmental sustainability.

Given the constrained construction timeline, Dar Al Omran - Rasem Badran (DAO-Badran) led the design, supervision, and project management, deploying a dedicated team of consultants on-site 24/7 to ensure progress and quality control. By implementing a meticulous fast-track strategy, DAO ensured seamless execution, supplier coordination, and rigorous adherence to safety and quality standards, allowing the project to be successfully delivered within the tight timeframe.

The UNWTO Headquarters is more than just an office—it is a representation of Saudi Arabia’s vision for global tourism leadership. By integrating Salmani architectural principles with cutting-edge sustainability solutions, the project stands as a landmark within the Diplomatic Quarter, reinforcing a strong cultural identity while embodying modernity and progress. Its open, unfenced layout fosters a sense of community, creating a space that is not only functional but also socially and environmentally responsive. Through DAO-Badran’s expertise in architecture, engineering, and project management, this project successfully bridges tradition, innovation, and sustainability, setting a new benchmark for institutional office spaces in the region.
