Challenge:
The challenge lay in integrating a luxurious 5-star hotel seamlessly within the urban and commercial fabric of the Feheheel Waterfront. The hotel needed to complement the overall master plan while maintaining a distinct identity. Additionally, blending traditional architectural elements into a contemporary design required careful consideration of local heritage, material selection, and spatial arrangement.

Approach:
The design approach combined the rich architectural heritage of the region with modern hospitality requirements. The building’s 17 floors were thoughtfully organized to provide a harmonious progression from the public-facing ground floor—home to the lobby and reception—up to the private guest accommodations and rooftop health club. The architectural language drew inspiration from traditional motifs, but these were translated into sleek, contemporary forms. The ground floor was designed as a welcoming public space, while the upper levels gradually transitioned into more private, tranquil areas. Special attention was given to materials and detailing, balancing the richness of tradition with the clean lines of modern design. The overall structure created a landmark within the Feheheel Waterfront development, reflecting the urban growth and cultural evolution of the area.

Impact:
Al Manshar Rotana Hotel became a cornerstone of the Feheheel Waterfront’s revitalization, providing both a cultural and commercial hub for residents and visitors. Its fusion of traditional and contemporary elements offered a unique experience, solidifying its reputation as a prestigious destination. By respecting the local architectural heritage while embracing modern hospitality standards, the project reinforced the region’s identity and set a benchmark for future developments.
